MELBOURNE MORTGAGE FINANCE LENDING NEWS – 20.09.12

  • Some lenders are willing to refinance business loans at normal home loan rates provided the new loan does not exceed 80% of the security property value. Existing loan repayments must have been well conducted.
  • 40% of new loans are for the refinance of existing loans. New loans are available at very attractive variable rates from 5.81% p.a. for customers who have good equity in the security property. Conditions apply.
  • Several lenders are offering cash incentives to refinance. Incentives up to $1000 are available, but borrowers should be careful that the interest rate offered is competitive and justifies the costs of refinancing.
  • Stamp duty cuts for Victorian first home buyers will increase from the current 20% to 30% on contracts signed from 01.01.2013
  • Variable rate commercial property loans are available at 6.93% p.a. up to 75% of property value. Conditions apply. This loan is available for purchase or refinance.
  • Reverse mortgage loans are readily available for seniors over 65 years of age. These loans can be used for any worthwhile purpose and often allow seniors to stay in their current home rather than being forced to sell.
  • Lenders are currently offering very competitive fixed rates for residential property loans. 3 year fixed rate loans are available from 5.34% p.a. Lender conditions apply. Fixed rates are currently below lender variable rates.
  • In cases where loan eligibility is borderline, we strongly recommend that loan “pre-approval” is obtained prior to purchase of a new property or sale of an existing property. This particularly applies if unconditional auctions are involved.
