MELBOURNE MORTGAGE FINANCE LENDING NEWS – 22.05.12

  • All lenders have now reviewed their variable mortgage lending rates. Most lenders decreased their rates by between 0.3% and 0.4%, following the RBA decision to reduce the cash rate by 0.5%
  • The $7000 First Home Owners Grant will continue after 30.06.2012. In Victoria, the Grant is payable where the price of the property does not exceed $750,000. The additional $13,000 Bonus Grant ( for newly-built properties) will only be available for contracts signed up until 30.06.2012. The Bonus Grant will be discontinued after 30.06.2012
  • In Victoria, a 20% cut in Stamp Duty for First Home Buyers was made on 01.07.2011. A further cut of another 10% will be made on 01.01.2013
  • Bank of Melbourne and CBA are currently offering a $700 incentive to borrowers to refinance from their current lender. Before making a decision, borrowers should be aware of offers from other lenders whose interest rates may be even lower.
  • Fixed rates have fallen in the last month. Several lenders are now offering 2 and 3 year fixed rates below 6% pa.
  • One lender will accept loan applications from eligible self-employed borrowers based on ONE full year’s tax return instead of returns from the previous TWO years required by other lenders.
  • One lender offers a “Property Share” loan, where two borrowers can jointly purchase a property and have separate loan contracts with separate loan account numbers. Conditions apply.
  • Some borrowers cannot satisfy normal lending criteria required by mainstream lenders. These borrowers can
    often obtain loans from non-conforming lenders at higher rates. Example:
    $300,000 normal loan @ 6.5% = $1896 pm
    $300,000 non-conforming loan @ 9.0% = $2414 pm
    After 12 months of satisfactory repayments at the higher rate, borrowers can then refinance to a normal loan, usually with no early repayment penalty.
  • As an important part of arranging finance for the purchase of a property, borrowers should take care to arrange a legal Will and a full review of their personal protection insurance, including life insurance and income protection insurance.
  • Melbourne Mortgage Finance can arrange investment loans for Self Managed Super Funds at very competitive rates. Substantial tax advantages are available for most borrowers.
  • Reverse Mortgages can be arranged for borrowers over 65, subject to meeting basic lending criteria.
